Title insurance was first issued in 1871, it was meant to protect an owner's or a lender's financial interest in real property against loss due to title defects, liens or other matters.
When you purchase a new home, you want to make sure that there are no problems with the home's title and that the seller really owns the home. Professional Title Service's offers title insurance protecting you against loss from defects already existing in the title. Title insurance is purchased with a one-time premium that is valid for as long as the owner or his/her heirs have an interest in the property.
Professional Title agrees to defend you in court if there is a problem with your title that was missed during the initial title search. Such problems could include; an incorrect public record, forgery, errors or omissions in the deed, and undisclosed heirs. Professional Title will cover the attorney and court costs or pay a loss caused by the defect in title up to the face amount of the policy subject to the terms listed in your policy.
TITLE SEARCHES
Insuring a home's title starts with a search of public land records that affect the property. We will research documents to determine whether the property is insurable. These documents that are typically searched for include: deeds, trusts, wills, property liens, outstanding mortgages/judgments, easements, pending legal actions, and notary acknowledgements. When a problem is discovered during the search process, we will correct them whenever possible to avoid future claims.
